Landlord receipt without a stamp

I rent two rooms above my mobile shop in Ajmer, near the railway colony side.

A clerk from a private office stay there. Name is Suresh. Quiet. Pays on 5th mostly.

In December 2024 he come down with a printed form from HR.

He said, uncle, I need rent receipt for HRA. They also said put revenue stamp.

I don't keep revenue stamp. I sell phones. I am not a post office.

I told him wait. I will make the receipt. Stamp I don't have today.

Landlord receipt without a stamp, what actually happened

I opened rent receipt on BillOnDesk.

Month December 2024. Amount 6,500. Landlord my name. Tenant Suresh. Address of the two rooms.

I put received cash, because he pays cash. Sometimes UPI, then I write UPI.

DRAFT is on the page. I don't hide that BillOnDesk is not GSTN, not a CA, not a stamp vendor.

This is a shop paper for his office file.

I printed at the photo studio two shops away. A4. I signed with blue pen. Rubber stamp of my mobile shop on the corner, because that is the stamp I have.

No revenue stamp.

Suresh looked worried. He said HR is strict.

I said take this, if they refuse I will go buy stamp. Don't make a fake stamp. Don't glue a old stamp from a wedding card. I seen people do that. Ugly and stupid.

He submitted.

After nine days he came smiling. They took it. They said next time try stamp, but paper is okay for now.

I still bought a small pack of revenue stamps in January from a shop near Naya Bazaar. Ten rupee ones. I keep in the cash drawer.

When I have stamp, I stick on the print, sign across the stamp a bit.

When I don't have, I still give the typed receipt. I don't delay his HRA for a 10 rupee sticker.

A lot of small landlords in Ajmer don't have stamp. They write on notebook. Office reject notebook more than they reject missing stamp.

Typed receipt with month, amount, names, address, signature. That is what saved Suresh.

I used to write rent on a torn diary page. "5000 mil gaya" and a date that look like 3 or 8.

His first year, 2023, HR sent back a photo. Not accepted. Need proper receipt.

That is why I found the rent receipt tool.

Fields are simple. I like simple. I am not a property company.

What I fill every time.

Landlord name same as on the house papers. Not my shop GST name if it is different. My shop is Mobile House Ajmer. The rooms are in my personal name. I write personal name as landlord.

This mix I did wrong once. I put shop name as landlord. HR asked, is the company the owner.

Suresh had to explain. Extra WhatsApp. Extra shame.

Now landlord is my name. Shop stamp is only so they see I exist, I have a place.

Tenant name full. Not Suresh only. Suresh Kumar Sharma, like his aadhaar spelling, because office match names like police.

Month I write December 2024, not 12/24 only. Some Tally people like date also. I put date of receiving, 05-12-2024.

How I write the rent receipt now

Amount 6,500. Words I check. Six thousand five hundred only. Not six thousand five.

If he paid 6,000 and said write 8,000 for more HRA, I say no.

I am a landlord of two rooms, not a magician. Wrong rent on receipt is a problem for him and for me.

He asked once. I refused. He paid actual. Receipt actual.

BillOnDesk will not help that kind of writing. I will not also.

For UPI months I write transaction note. Sometimes I add a payment receipt with the rent receipt. Two papers. His accounts like both.

I don't file his HRA. I don't know his salary. I give rent paper. His office, his CA, his problem after that.

I tell him BillOnDesk is draft. Not government rent portal. There is no such thing I know for this.

October 2025 I updated how I keep copies.

I used to give him the only print. Then in March his office lost it. He came, uncle reprint April also, we lost.

I had closed the tab. Fill gone. I remembered 6,500, I didn't remember if March was cash or UPI.

Now I take photo of every signed receipt before I give. Phone album "kiraya". Ugly name, works.

I also write in notebook. Old habit. Room 1, Suresh, month, amount.

Notebook plus typed receipt. Like my shop bills.

Second tenant came in June. A school teacher. 5,800. She also need HRA.

She asked, stamp is must. I stuck one. I am not a lawyer. I stick stamp when I have. I still sign.

One cousin in Pushkar put a tourist shop GSTIN as landlord on a room receipt. Circus.

I said use person name, room address, month, amount. Rent receipt is not GST invoice draft.

On my rent receipt I don't put GST percent. I put rent.

Signature. Blue pen. If stamp is there, sign so it touch stamp a little.

I don't scan my signature and print 12 months in one click for a fake pack.

Suresh once asked, make January to March together. I make three receipts. They asked monthly. I do monthly.

Advance rent. He paid April and May together in April because he went to village.

Two receipts. Date of receiving both 05-04-2025. Month names different. Note: May rent received in advance.

I don't write May dated 5 May when money came 5 April. Story date I don't like.

I print on A4. Thermal cut my name once.

I don't put Ashoka. I don't put govt of India. It is my room.

PAN I write if HR ask. Suresh HR asked from second year.

I am not GSTN. This site is not GSTN. Rent receipt is not a tax invoice.

Don't send a charger cash memo as rent proof. Don't draw a stamp with sketch pen.

No stamp in the drawer? Still print. Sign. Give. Buy stamp next market day.

Every month, four minutes, tea, print, sign, stamp if I have.

The tap still leak. Receipt is easier than plumber.
